Plot 5

Plot 5 is an area of 7,000 square metres (1.8 acres). The price is £120,000 which includes the use of all roads, entryway, two cattle and deer grids plus the road to West Loch and the use of the slipway and the use of the landscaped amenity area and View Point.

Other shared services can be made available at additonal cost and include Private Water Supply with Purification, Mains Power Supply, Telephone, Drainage, Sewage and Fire Protection all extended to the site.

Due to the relatively close proximity of these two dwellings there has to be greater consideration afforded to the inter-relationship of the two properties, than the other three houses. Although at close range the two plots sit either side of a rocky ridge, and will not necessarily be visible to each plot from the other, the distant views from the Kilberry Road, Dunmore and the opposite side of the Loch will clearly frame both dwellings together. It is therefore proposed that roof orientation of pitches must follow perpendicular or parallel assimilation. This could result in gable to gable orientation along the axis perpendicular to the boundary or roof slope ”facing‘ roof slope.

There is, however, to be a difference in altitude or level between the two dwellings.

The plot offers an opportunity to provide a modest dwelling: The "in principle" approval stating that the building be a single storey in height and a floor area of 150sqm.

The guidance provided by the "in principle" approval as to the size of the property has been provided to ensure that the building will not be over dominant within the landscape. The ”in principal‘ approval also suggests creating interest within the roof scape using changes in roof plane and smaller dormer roofs to break up the mass of the roof. The option of incorporating split level is also suggested. The maximum floor space restrictions imposed by Planning conditions should be considered as a specific guide to the overall scale and massing of a building on any given plot within the overall grouping. Any design that significantly exceeds the maximum floor space guide figure will require that design to be the subject of an application for Planning Permission rather than AMSC. If the building were designed so that the sale and massing of the visible elements of the building as they relate to the appreciation of the development as a whole reflects the scale and massing which the floor space restriction sets out to achieve then we are advised the chances of receiving a favourable acceptance would be enhanced. Due to the steeply sloping site, vehicular access may mean that garaging will be better located slightly away from the main dwelling. This will also further break down the mass of the buildings.

Building materials will be chosen from the pallet of materials referred to in the general guidance above. Given the close proximity to Plot 4 there is to be a closer interalation of the materials between the two sites: Colours and types of materials are to closely match or compliment each other. W hat is not acceptable would be two identical buildings using identical materials.

Roof pitches to be at an angle not less than 37° with all subordinate roofs to bays or dormers, equally pitched.

Windows are to generally create a vertical emphasis. Larger windows are to be limited to livings rooms only. Smaller windows to bedrooms and ancillary rooms.
